A separate outdoor takeaway bar can operate independently from the main café and provides additional potential for pizza, panini, salads, desserts, beverages and walk-in sales.
The second part of the premises is allocated to the development of a small boutique cosmetics laboratory and branded retail shop. A professional technological project and layout have already been prepared for the proposed production facility.
The planned activities include the packaging of sourced essential oils and floral waters, together with the future production of creams, lotions and soaps. An oil-based perfume line and other natural cosmetic products may be developed at a later stage. The planned branded shop will provide a direct retail channel for the products manufactured or packaged on site.
The laboratory and shop are currently at the project development stage and are not yet operational. The purchaser will need to complete the required fit-out, acquire the necessary production equipment and complete all applicable regulatory, product safety and compliance procedures before commencing production and sales.

The transaction includes the operational Neroli business, seller-owned equipment and furnishings included in the final inventory, the established brand concept and visual identity, menus, recipes, website, social media presence, supplier relationships, event formats, operational know-how, and the available technological project and documentation for the planned cosmetics laboratory and retail shop.
The business operates from leased premises under favourable conditions. Any continuation, assignment or restructuring of the lease will be subject to agreement with the property owners. The building and land are not included in the transaction.
